As Forest By The Hills evolved from an ambitious idea into one of Karjat's most successful and admired farmhouse communities, it became clear that the scale of the opportunity ahead called for a dedicated platform focused entirely on its future growth, development, and stewardship.Three individuals, each deeply connected to the journey of Forest By The Hills, came together with a shared belief that the project's best years still lie ahead.

A new leadership team:
Sandip Mukhopadhyay, one of the original driving forces behind Forest By The Hills and a partner-director of Staycation India, helped shape the vision and philosophy that transformed the project into a thriving nature-led community. Sangram Surve played a pivotal role in building the Forest By The Hills brand, helping communicate its unique philosophy and attract a community of like-minded, green-hearted landowners. Kunal Sarin brought strategic, legal, and governance expertise that helped strengthen the foundation for long-term growth, transparency, and sustainable community development.

Closer ties with the Nath Group:
United by a common vision, the three founders established Terrana Vana LLP—a dedicated organization created to guide Forest By The Hills into its next phase of growth with greater focus, capability, and commitment. As part of this transition, Staycation India is no longer involved in the management, marketing, development, or operations of Forest By The Hills. The project now moves forward exclusively under the stewardship of Terrana Vana LLP, ensuring a clear and focused direction for the future.

Terrana Vana has partnered closely with the Nath Group and Mr. Nandkishore Kagliwal, whose family owns the larger 300+ acre landholding that forms Forest By The Hills. Together, this partnership combines land ownership, long-term vision, professional management, and community-centric development under a unified leadership structure.

Aggressive Focus on Development of new infrastructure:
Terrana Vana took over the development and marketing of FBH, and immediately focused on boosting infrastructure development before the rains. While infrastructure for phase 1 and 2 were mostly delivered, the focus now is on development of roads of some parts of phase 2 and 3 giving plot owners access to their plots, getting new transformers and electricity right to plot gates, and ensuring a scientific study of plots from a water supply perspective and digging borewells to ensure that the three promises of roads, electricity and water supply were fulfilled.

Continuing to deliver high ROI to the community
The current community has already enjoyed massive appreciation on their land purchase with appreciation touching 186 % over 3 years. FBH maintains its reputation of being one of the rare land parcels with forests and trees remaining protected. The philosophy of curating and attracting a green-hearted community is one of the biggest USPs of FBH. Apart from being united by a love for nature, the community boasts of a very elite gentry comprising of 37 % Managing Directors, 25 % business owners, 12 % directors and senior directors, 11 % CEOS and another 11 % of specialized professions like architects, doctors etc,

New initiatives with community planned:
Terrana Vana is ambitiously planning to partner with the community to develop an eco-friendly no-plastics ecosystem, that is nature first. Extensive tree surveys and bird surveys have been carried out to increase awareness of the true wealth that the community has inherited - its abundant flora and fauna. End-to-end Facilities management, and eco-friendly initiatives like promoting solar energy and rain water harvesting to preserve and replenish the water tables are on the cards.
